Wayne County Used Mobile Home Ordinance

  • Doors & Windows
    • All doors and windows shall have no broken or missing glass and shall be in good working condition. All exterior doors including storm doors shall also meet this requirement.
  • Electrical
    • All electrical devices, covers, and light fixtures must be in place and properly secured. All homes without smoke detectors must have and approved smoke detector outside bedrooms areas.
  • Floors
    • Floors shall have no holes, soft or rotten areas nor any apparent damage throughout the home.
  • Mechanical
    • All mobile homes must have a permanent central heating system.
  • Plumbing
    • All plumbing fixtures (sinks, lavatories, tubs, showers, water heaters, and toilets) shall be properly set and secured and properly plumbed to water and sewer.
  • Walls & Ceiling
    • All exterior and interior walls and ceilings shall have no damaged or missing areas (holes, paneling, sheet rock, etc.)
  • Do Not Underpin MFG Home Until Underside Has Been Inspected
  • Upon completion of all inspections by the Wayne County Inspection and Planning Departments, the electric inspection will be sent to the appropriate electric company and a letter of Compliance shall be issued.
Fees & Notes
  • All mobile home inspections shall be performed at the same time - building, interior, set-up, plumbing and electrical.
  • Call 919-731-1169 before 5 p.m. for next day inspection.
  • A $50 re-inspection fee for each re-inspection.
